ORDINANCE NO. 61-85
The City Council of the City of Danville DOES ORDAIN AS FOLLOWS:
That the P-1 (Planned Unit District) Zone and Final
Development plan for Crow Canyon Country Club,
specifically Assessor's Parcel 218-040-027 is hereby
amended. The amendment is based upon the Final
Development Plan for PUD 84-1 as conditioned by the
requirements listed on Exhibit A.
The zoning map of the City of Danville is amended
accordingly.
The City Clerk shall either a) have this ordinance
published once within 15 days after adoption in a
newspaper of general circulation or b) have a summary of
this ordinance published twice in a newspaper of general
circulation once five days before its adoption and again
within 15 days after adoption.
This ordinance becomes effective 30 days after its
adoption.
The foregoing ordinance was introduced at a meeting of the City
Council of the City of Danville held on May 6, 1985, and was
adopted and ordered published at a meeting of the Council held
on___~a_~2_0_ ...... , 1985, by the following vote:
AYES: Lane, May, McNeely, Offenhartz, Schlendorf

Project construction shall 'take place in accordance with the
conditionally approved development plans dated
April 8, 1985 (Exhibit-C)_.
Parking lot design shall conform to the follouing
requi rement. s =
At least the minimum oumber of State required parking
spaces designed for handicapped persons shall be
provided on-site;
The five proposed landscape islands in the parking lot
shall be increased in uidth from five to at least nine
feet;
A minimum of one nine 'foot ~ide landscape island shall
be added to the center of 'the parking ro~ located along
the southuest edge of the parking lot;
The minor traffic '"bottleneck" to the south of the
clubhouse port cochere shall, be corrected, subject to
approval by the Planning Department;
In order 'to reduce 'the consecutive number of compact
car parking spaces along the southwest row of the
parking lot, not more than 10 compact spaces ~a9 be
permitted in this area;
In order- to partially accommodate the above parking
modificatlons~ a combined total of 40 on-site compact
car parking spaces are permitted;
All approved parking lot improvements shall be
completed prior to occupancy of the proposed building
spaces; and
Proposed parking surface edges (curbing) shall match
the existing-
Landscaping shall conform to 'the follouing requirements:
a.. All landscape materlal on the parcel shall be
permanently maintained :in healthy grouing condition;
Rll landscaping shall be installed prior' to occupancy
of the proposed building spaces; and
Final landscape plans shall be subject to approval by
the Planning Department_
All neu outdoor mechanical equipment shall be
architecturall~ screened subject to design approual bV the
Planning Department prior to installation_
Future outdoor lighting shall be designed and oriented to
shine light auaV from neighboring residences, subject to
design, height and location approual bV the Planning
DepartMent_
Rll proposed exterior building colors, textures, materials,
trim and detailing shall. match 'the existing building, Drain
pipes seruing the proposed building additions shall not be
uisible from 'the exterior of the building,
The applicant shall comply uith all standard r-equirements of
the Contra Costa Count~ Health Services Department and the
San Ra~4on Ualley Fire Prevention District,
